SUBJECT:
Request for approval of the final plat for the Viewpointe at Vistoso Trails Subdivision, located on the southeast corner of Rancho Vistoso Boulevard and Moore Road
RECOMMENDATION:
Staff recommends approval of the Final Plat, subject to the housekeeping conditions listed in Attachment 1.
EXECUTIVE SUMMARY:
The purpose of this request is to consider the proposed Final Plat (Attachment 2) for the Viewpointe at Vistoso Trails residential subdivision, located on the southeast corner of Rancho Vistoso Boulevard and Moore Road (Attachment 3).
 
The Final Plat consists of 37 detached single-family residential lots and Parcel "A" (future commercial) on approximately 9 acres. The Final Plat does not affect the adjoining Honey Bee Village Archeological Preserve Display Area. The Final Plat has been reviewed and with the minor "housekeeping" conditions listed in Attachment 1, meets all zoning requirements and the Town Council-approved Conceptual Site Plan.
BACKGROUND OR DETAILED INFORMATION:
The Final Plat requires Town Council approval prior to being officially recorded with Pima County.

In September 2016, Town Council approved the Conceptual Site Plan for the proposed subdivision. The Final Plat (Attachment 2), with the conditions listed in Attachment 1, conforms with the design components (e.g. lot layout, circulation, open space preservation) of the previous approval. The Final Plat does not affect the adjoining Honey Bee Village Archeological Display Area.

Proposed Improvements
  • Approximately 9 acres subdivided into 37 lots and Parcel "A" (future commercial)
  • Minimum lot size: 4,589 sq. ft.
  • Maximum lot size: 6,349 sq. ft.
  • Average lot size: 4,965 sq. ft.
  • Maximum building height:
    • Residential: 30 feet
    • Commercial: 34 feet
Previous approvals
  • 2016: Conceptual Site Plan approved by Town Council
  • 2016: Block Plat approved relocating Display Area to its current location
  • 2008: Approved development plan for subject property expired
  • 2006: Preliminary plat/development plan approved for Rancho Vistoso Town Center
  • 1987: The subject property was part was rezoned to Rancho Vistoso PAD

None
SUGGESTED MOTION:
I MOVE to approve the final plat for the Viewpointe at Vistoso Trails residential subdivision, subject to the conditions listed in Attachment 1, finding that it meets Town requirements and the approved Conceptual Site Plan.
